Description
Controls Technician (I - IV)
The Controls Technician (I - IV) performs installation, programming, startup, commissioning, troubleshooting, repair, and service of building automation systems (BAS), direct digital controls (DDC), energy management systems, and integrated HVAC controls. Technicians progress through four levels based on accumulated experience, demonstrated competencies, certifications (including Niagara N4/AX and BACnet), performance evaluations, and technical mastery. All levels work hands-on in the field while contributing to project success, customer satisfaction, safety, and operational excellence.
Key Responsibilities by Level
Controls Technician I (Entry / Developing – Typically 0–2 years)
- Assist senior technicians with controls hardware installation, wiring, device mounting, and basic terminations.
- Learn and apply fundamental safety practices, tool usage, and HVAC/controls basics.
- Support point-to-point checkout, basic functional testing, and documentation under close supervision.
- Participate in safety meetings, training, and introductory programming concepts.
- Pay Range: $23 - $30 per hour
Controls Technician II (Intermediate – Typically 2–4 years)
- Independently perform installation, wiring, calibration, and basic troubleshooting of sensors, actuators, controllers, and networks.
- Assist with startup, commissioning, sequence verification, and simple diagnostics/repairs.
- Read and interpret drawings, sequences of operation, and submittals; generate accurate field documentation.
- Support subcontractors and coordinate with other trades; begin mentoring junior technicians.
- Pay Range: $30-35 per hour
Controls Technician III (Advanced – Typically 4–6 years)
- Lead installation and commissioning on medium-complexity projects; perform full system verification, trending, and optimization.
- Troubleshoot and resolve most controls issues independently; program basic sequences and make field adjustments.
- Oversee portions of projects, coordinate subcontractors, and provide site superintendent support as directed.
- Contribute to project reviews, close-out documentation, cost tracking, and internal status updates.
- Pay Range: $33 - $37 per hour
Controls Technician IV (Master / Lead – Typically 6+ years)
- Master all aspects of system integration, programming, diagnostics, repair, and commissioning on complex projects.
- Serve as technical lead or foreman for self-performed work; oversee complicated jobs involving subcontractors.
- Perform advanced programming (BACnet Advanced Application Controllers, Niagara AX/N4), IT networking for BAS, and full project oversight.
- Conduct owner reviews, manage close-out (documents, satisfaction letters), evaluate job costs/projections, produce professional documentation, lead weekly production meetings, and provide weekly status updates to leadership.
- Mentor technicians, enforce policies/procedures, resolve problems tactfully, and ensure projects are completed safely, on time, within budget, and to high customer satisfaction.
- Identify needs, provide solutions, and develop/enhance procedures as required.
- Pay Range: $40 - $55 per hour
General Qualifications & Requirements (All Levels)
- High school diploma or GED equivalent; technical training or associate's degree in controls, HVAC, or related field preferred.
- Valid driver's license and reliable transportation; ability to travel to job sites.
- Ability to pass pre-employment drug screen, background check, and physical exam.
- Commitment to ongoing training, certifications, and skill progression.
- Strong mechanical aptitude, troubleshooting skills, and attention to detail.
Physical Requirements (All Levels)
- Ability to lift up to 50 pounds, climb ladders/scaffolding, work in confined spaces or at heights, and stand/walk for extended periods.
- Comfort working in various environments (dust, noise, extreme temperatures, outdoors).
Safety & Compliance
- THIS IS A SAFETY SENSITIVE POSITION — Strict adherence to Modigent safety policies, OSHA standards, and site-specific requirements at all times.
Preferred Skills & Attributes (Progressing by Level)
- Certifications: Manufacturer training (Tridium/Niagara, BACnet, Honeywell, Johnson Controls, Siemens, Distech, etc.); Niagara AX/N4 and BACnet AAC certification required for Level IV.
- Proficiency in controls software, networking, HVAC systems, and integration.
- Experience in commercial, healthcare, industrial, or critical environments.
- Leadership, communication, and customer service orientation.
